May Ethan’s Green HOA Newsletter

May 13, 2011

Message from the President

After a long wait, spring has finally arrived. Once the sun can dry up all the excess water which has resulted in unplanned ponds and puddles in everyone’s yards and flower beds, many of us will once again start digging, mulching, mowing, planting, and updating our beds and yards. As you set about making your yard look neat and clean, think about helping to clean-up our community as well. With all the snow and wind we had over the winter months, trash and debris has been deposited into our common areas. Please take the time to pick up any trash in common areas near your property. If you are one of our regular walkers, consider taking a plastic bag along with you and pick up any litter you see on the way (and all that bending will help burn up extra calories!). By helping to maintain the appearance of Ethans Green, we can all make a contribution to keeping it a community to be proud of.Are you a responsible pet owner? Every year we get complaints about people who walk their dogs and let their pets leave behind unwelcome deposits for unsuspecting homeowners. If you walk your dog, please remember to carry along a plastic bag or scooper and clean up after your pet. Your neighbors will appreciate it.

As always, our board is here to serve you, our fellow residents. Please feel free to contact any of our board members with your questions or concerns.

Missed the Annual Meeting? Here’s the Highlights:

Our new managing agent, Richard Landis of R. N. Landis Management Company was introduced. R. N. Landis has replaced Carlyle Management and will handle the billing, information requests, vendor oversight, and customer service for the residents of Ethans Green.

After seeking competitive bidding, conducting price negotiations and researching references, we have been able to enter into multi-year contracts for association management, common area landscaping services and pond maintenance. In addition to the management contract, the board has signed a five-year landscaping contract with Turfscape, Inc., a three-year contract for maintenance of common ponds and fountains with Aqua Doc, and a three year contract for cleaning and staining of gazebos with Carl Nenadal.

Ethan’s Green new Website has been launched! Please take a moment to go to www.ethans-green.com and see our new look. You can find copies of our governing documents, a map of Ethans Green, contact information for our board and management company, and much more. Please let us know if you have suggestions for additional features we could add to the in the future.

Due to Ohio Revised Code, section 5312, homeowner associations are required to have a reserve study done. We are in the process of getting quotes for the study. This study will look at the assets of the association (entrance signs, gazebos, walkways, fountains, etc.) and advise us how much money we need to have in reserve in order to cover repairs, maintenance, and any needed replacement of such assets.

Board member Mike DiCillo has worked diligently on updating our association map of Ethan’s Green. Much time has been put into detailing all critical information and updating locations on common areas, street signs, ponds, and cul-de-sac islands. When completed, this map will be of great assistance to our board members and contractors.

Requirements of the Architectural Review Committee (ARC) – The master association ARC is responsible for reviewing and approving plans for any architectural changes. This requirement also affects condominium properties even though they are also governed by condo boards. All residents of Ethan’s Green must abide by the requirements of the master association, the Ethan Commons HOA. Approval is necessary for all major projects such as adding decks, patios, fencing, house additions or alterations. For additional information, contact Rich Landis of R.N. Landis Management at 440-442-6663.

In May, the Board will conduct a walk around inspection of all common areas in order to create a “to-do” list of projects.

Re-elected to serve another year on the board were Geni Spera, Mike DiCillo, Bill Furey, David Post, Penny Victor, Scott Barr, and Phil Switz.

The meeting closed with a drawing for door prizes donated by local merchants. We would like to extend a “thank you” for donations to Marco’s Pizza, Twinsburg Dairy Queen, Line-X of Streetsboro, Gionino’s Pizzeria, and Original Steaks & Hoagies.

2011 Annual Ethans Green Community Garage Sale

Friday & Saturday – June 10 & 11 – 9AM to 4PM

We already have over 60 homes signed up for this year’s community garage sale. Spring is here so it’s time to clean out your closets, basements and garages to turn yesterday’s treasures into cash. Registration forms are available on our website www.ethans-green.com or send an email with your name, address, phone number, and days you will participate. The association will handle obtaining a permit, running advertisements, and putting out signs at the main entrances. If you have any questions, or need to have a form mailed, please contact Penny Victor (pennyvictor@gmail.com ) at 330-998-3335 or Geni Spera (dspera@windstream.net) at 330-487-5776.

Updated Website

Thanks to the efforts of board member Penny Victor and her son Scott, we have a new improved website. They will continue to work to keep our website updated in a timely manner. As well as a source for association information, this is your community website. We have updated, and are hoping to expand, our Classified Ads. If you are a resident of our Ethan’s Community and have a home business or services to offer, you can place an ad on our website free of charge. Do you have teens looking for summer babysitting jobs or yard work – list their info on the website. Have you been thinking about starting a playgroup, book club, or similar group? Please check out our website and support your neighbors. As always, your feedback and comments on the new website are welcome and appreciated. Go to www.ethans-green.com and take a look. For classified listings, please contact board member Penny Victor.

ODDS & ENDS:

· Playgrounds within Ethans – There are two small community parks within the Ethan Commons area. One is located on Ethans Drive near Nathaniel, the other is accessible off of Burton Drive. These parks, playground equipment and gazebos are maintained by the City of Twinsburg.

Trees on tree lawns – Although the City of Twinsburg has a fund to take care of pruning and replacing trees on tree lawns, homeowners can also take responsibility for the care of these trees. Many people assume they cannot trim these trees. If the tree on your tree lawn has low hanging branches or has developed suckers (the small branches which grow along the trunk in places where branches shouldn’t be), you can trim them off.

· Branch pick-up starts May 9. The City trucks will also be out again starting June 6, August 1, and October 3. Branches can also be dropped off at the Public Works Department. There is a dumpster near the recycling bins which is marked for branch disposal.· Street Resurfacing – The following streets in Ethan’s Green are scheduled to be re-surfaced this summer; Myrick Lane, Hoadley Lane, Osborn Lane, Ezra Court, Orin Way, Frederick Lane, Jania Way, Ezra Court, Pratt Lane, and Upsom Court.

· Free Shredding – Our local SASWMA free shredding day will be July 23 in Macedonia at 9699 Valley View Road (entrance to the Macedonia Administration Building). Up to 10 file boxes or shopping bags will be accepted. For more information go to www.saswma.org.

· Twinsburg Farmers Market – Our local farmer’s market will return starting Thursday, July 7 and continue every Thursday through Oct. 13. Hours are 3pm to 6:30pm. It is located in the Creekside Commons parking lot (adjacent to Gander Mountain).
